Easement

An easement is a recorded right that lets someone else (usually a utility or neighbor) use part of your land for a specific purpose.

Easements reduce the area you can build on but stay with the title. A 20-foot utility easement across the only flat part of your lot may be the reason your driveway costs three times what you expected.
